Meet Andrew Buck – Operations Supervisor, Property Management, Calgary – GWL Realty Advisors
Describe your current role. What does an Operations Supervisor do?
In this role, I report to the Property Management team with the day-to-day operations of the building, including contract management, capital expenditures, sustainability, budgeting & their statuses. Three Building Operators over 13 buildings, within various asset classes, report to me; they are the first line of contact for the tenants & contractors working at the property.
How did you get started in your career?
Like many people, I didn’t know Property Management was a career choice. When I moved to Calgary in 2008, I was just looking for work. Luckily, I had a friend who had a spot on his Maintenance Crew. Shortly after that, I was employed and working in the industry. I instantly loved the challenges of building operations, and I haven’t looked back!
What was your first job in the real estate industry?
I started off as a maintenance employee or Jr. Building Operator. I did a lot of lighting changes, plumbing repairs, filter changes, drywall work, woodwork etc. I learned so many useful skills I still use today with my own house. From there, I expanded my education to obtain my 5th Class Power Engineer certificate and was a Building Operator at a 14-storey office building in the Beltline. At present, I am working on my 4th Class Power Engineer certificate, a requirement of my role as Operations Supervisor at GWL Realty. Over the years, I have also learned a lot about the hierarchy of property management, what makes a good manager, and how they can help their team succeed.
Was there a moment you considered switching industries or careers?
There was a period of time when I was having a huge amount of trouble finding work in the industry. I was a little down on my luck. I was qualified, young, and hungry, but the work just wasn’t there. I started working in the trades for a bit, and I kept an eye out for work in operations. I loved the challenge and relationships I had built. Eventually, I found work at Manulife Investment Management and was back to doing the things I love.
What advice would you give someone starting out in the field?
I would suggest being open to any challenge. The industry is constantly moving and evolving. Take on every opportunity you can. Also, think about getting involved with an industry association, like BOMA or CREW Calgary. I was previously a member of BOMA’s NextGen Committee and am still a BOMA member. It’s a valuable organization for anyone looking to build industry connections. You never know who you will meet that can help you on your way!
