Meet Nathan Couston – CDTM & Condo/HOA Manager, Simco Management (Calgary) Inc.

How did you get started in your career?

I was in a completely different industry and had no prior experience with condominium management. At the time, I wasn’t even aware of how the industry worked or what a property manager’s role entailed. One day, a customer—who would later become my boss—started asking me questions in what seemed like a casual conversation. It turned out to be an informal interview, though I didn’t realize it at the time! Shortly after, I was invited in for a formal interview, and before I knew it, I was offered a position. From that moment on, I embraced the challenge, learned quickly, and excelled in my role. Looking back now, that unexpected opportunity completely changed my career trajectory, and I haven’t looked back since.

What is one project or achievement you are most proud of?

One of my proudest achievements is the sheer number of large-scale condominium projects I’ve managed simultaneously. At one point, I was involved in multiple major projects, including underground water main replacements, full roofing replacements, building envelope restorations, and parkade membrane replacements—all at the same time. Each of these projects required extensive coordination with residents, meticulous planning, and constant communication with contractors. The level of detail and organization needed was immense, but seeing everything come together successfully was incredibly rewarding. Managing that many moving parts all at once really showcased my multitasking and problem-solving skills. This kept things running smoothly for both the residents and the Board of Directors.

What advice would you give to someone starting out in the field?

Communicate! Even if you don’t have an extensive background in buildings or construction, clear and consistent communication with the Board of Directors, residents, and contractors will take you far. Being upfront, managing expectations, and keeping people informed will help build trust and confidence in your abilities. Also, never be afraid to admit when you don’t know something. No one starts off knowing everything, and this industry is full of opportunities to learn every single day. Be proactive, ask questions, and take every experience as a chance to grow.

What do you wish people better understood about your career?

Many people assume that property management is as simple as calling a plumber when there’s a clogged toilet, but the reality is far more complex. We juggle multiple responsibilities at once—coordinating with residents, working closely with the Board of Directors, managing contractors, attending numerous meetings, and handling extensive background tasks that often go unnoticed. Every day brings new challenges, from handling emergency repairs to planning long-term building maintenance and ensuring smooth communication between all parties involved. It’s a fast-paced, demanding job that requires strong organization, problem-solving skills, and patience.

Share your biggest influence or mentor in your career.

Without a doubt, my biggest influence and mentor in this field is my boss, Verna. She has been instrumental in shaping my career, providing guidance, and pushing me to reach new heights. The knowledge, experience, and support she has shared with me have been invaluable. I truly credit her for driving my career to the level of success I’ve achieved. Simco and I are incredibly lucky to have her leadership and mentorship, and I am grateful for all the opportunities and wisdom she has provided along the way.
