Aaron Forbes, CFA

Aaron attended the University of Calgary, majoring in Economics and became a CFA Charter holder in 2013.

He is a licensed member of the Real Estate Council of Alberta and has completed the Mortgage Associates Program and is currently a Senior Director with MCAP’s Development Finance Group.

To date, he has been involved in the structuring of over $3 billion of real estate transactions throughout Western Canada, including 1st and 2nd mortgages and has completed syndications with most major Canadian Banks, Alberta based lending institutions, pension funds and life insurance companies.

Aaron currently sits on the Board of Directors for KV Mortgage Fund Inc., a private Edmonton based lender, as an independent member and a member of the Lending Review Committee.

Finance is the cornerstone of real estate development. This course is critical for anyone seeking to build their career or investments in the industry. Aaron Forbes is an exceptional instructor, drawing from his background in Economics and as a CFA with over 15 years at MCAP, a major lender in Canada, where he’s currently a Senior Director. Aaron walks you through the process of understanding risk, developing a pro-forma, assessing the feasibility of securing financing for a project, and analyzing profitability metrics. 

In this course, you examine the fundamental building blocks required to present a project for financing including revenue and budget projections, comparative and competitive analyses, and testing assumptions within pro-formas. You learn introductory time value of money concepts and use these to complete a net present value and internal rate of return analysis. You’re also introduced to a risk identification framework and mitigation strategies to ensure the orderly start and completion of real estate projects and the repayment of project debt. Finally, you explore various financing options available for developers to capitalize projects including first and second mortgages and equity structures.

Graded Assessments 

The instructor provides feedback and assigns a pass/fail grade based on your contribution to a group assignment in each course. These assignments apply the in-class concepts to real world projects or scenarios. 

By completion of this course, successful learners will be able to:  

  1. Identify the various types of real estate assets that can be developed and define the municipal approval process required to commence development.
     
  2. Identify key real estate risk factors, including project-specific and macroeconomic variables, how they impact the viability of the project, and how to mitigate these risks.

  3. Calculate lending rick parameters including loan to value, loan to cost, residual loan exposure, sales to liquidate, and debt service coverage ratio. 

  4. Compare and explain the various equity capital structures used to finance real estate projects and how they influence the securing of project debt. 

  5. Develop a project pro-forma and cost estimate used in the financing decision, including discounted cash flow analysis, IRR modelling, and the time value of money assumptions. 

  6. List the basic features of mortgage agreements, including first and second mortgages, as well as other types of private financing transactions and the legal framework supporting these agreements. 

  7. Identify the familiar sources and providers of commercial real estate debt across the risk spectrum. 

  8. Assess potential real estate projects with a focus on their viability in securing project financing. 
  • Each course requires attendance and participation throughout the instructional days and experiential activities. 

    The REDL program is unique because it brings together professionals and leaders from a range of backgrounds, including instructors, guest-speakers, and industry leaders. In-class networking, mutual exchange of ideas, and group discussions are a critical source of value within this program. As a result, REDL participants must attend in-person.  

    The course includes pre-reading material, 14 hours of instructional time, an experiential learning activity (such as a site visit, approximately 2 hours), and a capstone project presentation session (2 hours). Expect to spend about 5 – 8 hours outside of instructional days on course tasks.

No. The in-person Real Estate Development Leadership (REDL) certificate is a robust, experiential program best-suited for individuals with some exposure to the real estate development industry. While the competencies and topics addressed in both programs are similar, the extent to which instructors discuss topics, case studies, showcase guest-speakers, and tour real world sites in the REDL program is unparalleled.   

The online Real Estate Development Professional (REDP) certificate is perfect for aspiring or new real estate development professionals across Canada. It builds foundational knowledge, skills, and frameworks that participants can take with them as they establish a career in real estate development.

You can start with any course (except for Finance 2, which has a Finance 1 prerequisite).  

We recommend that certificate participants start with the core courses; this helps inform your learning for the elective courses.  

Each course spans approximately three weeks, which includes:  

  • Access to pre-read materials.  
  • Two in-class instructional days (8:30 am- 4:30 pm)* 
  • An in-person site visit (evening, depending on site restrictions)* 
  • A virtual final presentation session (4:00- 6:00 pm MT)*  

Instructional days are back-to-back except for finance courses, which have a week between the two in-person days.
